Gateway Homeworks launch planned cyclical maintenance and major repairs
Gateway launched Phase 2 of the in-house contractor Homeworks in line with our 5 year business plan. Phase 1 commenced in August 2015 for Repairs, Voids, Handyperson, Cleaning and Grounds Maintenance. After a successful implementation and nearly 2 years on, Phase 2 started operation on 5 June 2017. The specific workstreams include Kitchen and Bathroom Replacement, Cyclical Decorations, Electrical Testing, Fire Safety Repairs and Major Works.
Homeworks' key objectives are to deliver a high quality repairs and maintenance service, to repay any ‘start up’ investment and to grow and expand its range of services for the benefit of Gateway’s Residents.
Although operating as an internal division of Gateway, Homeworks is expected to be business-focused and commercially managed to maximise productivity and profitability. It is expected to perform efficiently in qualitative and financial terms in both the delivery of services to residents and on behalf of Gateway.
Additionally, Homeworks operations have the additional value of promoting opportunities externally for employment by providing local apprenticeships.
The expansion involved bringing in an additional planned works administrator, supervisor and 15 operatives across different trades, and sustaining two apprenticeship placements.
